UDS (Undivided Share of Land)

Definition

UDS (Undivided Share of Land) refers to the proportional ownership share of the total land that each apartment owner holds in a multi-unit property.

Explained Simply

When an apartment is purchased, the land under the building is not individually divided among owners — instead, each flat owner gets a proportional share of the total land area, called UDS. For example, if a 10-unit apartment building is on 3000 sq.ft. of land, each unit's UDS is approximately 300 sq.ft. UDS is registered in the sale deed and is a key component of the property's legal value.
