Built-Up Area (BUA)

Definition

Built-Up Area refers to the total floor area of a building including all areas within the outer walls — rooms, walls, balconies, and other enclosed areas on all floors.

Explained Simply

Built-Up Area includes everything enclosed by the outer walls: rooms, corridors, bathrooms, balconies, and internal wall thickness. It does not include open car parks, open terraces, or setback areas. Built-up area is usually the basis for construction cost calculation in India. It is different from carpet area (usable floor area inside rooms) and super built-up area (used in apartment marketing — includes common areas).
