A per-sqft contract quotes a lump sum based on area. This hides which materials are used and what grade of steel or cement is specified. An itemized BOQ specifies brand, grade, and quantity of every material. If anything is substituted, it is a clear, auditable contract violation.

Can I build a rental unit on the ground floor?+
