BOQ (Bill of Quantities)

Definition

A Bill of Quantities (BOQ) is a detailed, itemized document in a construction contract that lists all materials, their quantities, specifications, and rates required to complete a project.

Explained Simply

Think of a BOQ as a detailed shopping list with prices for your entire home — every bag of cement, every steel bar, every square foot of tile. In a good BOQ, nothing is vague. Each item has a measured quantity, a specified material grade, a named brand (or minimum standard), and a rate per unit. When you sign a construction contract with a BOQ, the contractor is committing to deliver everything listed at the stated quantities and specifications. Changes require a written Change Order.

Why This Matters for Homeowners

Without a BOQ, your construction cost is guesswork. Contractors can claim "extra work" at will. A complete BOQ locks your contract cost and makes disputes measurable.

⚠ Common Mistake

Signing a construction contract without a detailed BOQ — or accepting a BOQ with vague line items like "structural work" without specifying concrete grade, steel grade, or quantities.
