📖 Construction Term

Milestone Payment

Definition

Milestone payments are construction contract payments tied to specific, verifiable completion stages of the construction project rather than calendar dates or contractor demand.

Explained Simply

A milestone payment schedule links each payment to a defined construction stage: e.g., foundation completion, plinth completion, each slab casting, wall completion, plastering, electrical/plumbing, and final handover. Before releasing each payment, the owner or their PMC verifies that the corresponding milestone is actually complete and meets specification. This prevents advance payments for work not yet done.

Why This Matters for Homeowners

Milestone-based payments protect the owner from losing money on incomplete work and give contractors clear, achievable targets for progress.

⚠ Common Mistake

Releasing payments on contractor demand or based on time elapsed rather than verified milestone completion — leading to advance payments that are difficult to recover if work slows.
