Approval Plan

Definition

An approval plan is the architectural and building plan that has been reviewed and approved by the local body (CMDA, DTCP, municipality, or panchayat) before construction begins.

Explained Simply

Getting a building plan approved by the relevant authority is required for most residential construction above a certain size. The approved plan sets the authorized scope of construction — setbacks, height, floors, and total area. Construction that deviates significantly from the approved plan is unauthorized. Note: Not all areas require plan approval (panchayat areas may have different requirements), but all construction must comply with the applicable rules.

Why This Matters for Homeowners

An approved plan provides legal protection and is required for electricity connection, water connection, and property registration in many areas.

⚠ Common Mistake

Starting construction before getting plan approval, or building beyond what was approved — which creates unauthorized construction that cannot get a completion certificate.
